The Applewood Community in Clinton, NY, gets many questions from our visitors. Here we have listed the most common questions that we receive. If you don't see your question listed here, please don't hesitate to reach out to us with your questions or concerns.

Q. How does it work?
A. All of our residents purchase their home and lease the land.  There are NO homes for rent.  In most cases, residents purchase the home directly from Applewood.  We sell brand new homes and pre-owned homes.  When our residents move, many of them list their homes through Applewood, so the Applewood office has access to many sales in the community.  If you decide to purchase new, you can purchase one of our models or we can order a custom designed home of your choice.   If you look at the listings page, that is the first step!  Take a look at these websites to get some ideas for ordering homes and let us know what catches your eye: Pine Grove Homes,  and Colony Factory Crafted Homes,  There are many floor plans to choose from.

Q. What is a land lease?
A. At Applewood, the land is leased.  Our residents own their homes, but lease the land that the home is on.  The monthly payments for the land are as follows:  single wide lot $455, double wide lot $465.  Applewood Heights lot rent is $475 per month.  Remember...  your lot rent includes all of the taxes and weekly garbage pick up.  These amounts are BEFORE the NYS star rebate is calculated into the monthly payment.  Some of our residents pay LESS than $400 because of their NYS star rebate.

Q. Do I pay taxes on the land or my home?
A. You, the homeowner, do not pay school taxes, county taxes, and/or town taxes. You may apply for tax exempt status via the star program. This reduces your annual rent significantly.

Q. What about garbage and trash?
A. Applewood provides, at no charge to the homeowners, once a week curbside garbage and recyclables pickup. The town of New Hartford provides a “tag” system for large items. The town collects all yard waste every other week.

Q. Who maintains the road in the community?
A. All the roadways in the community are public. The town of New Hartford plows, sands, and salts the roads in the winter and cleans them in the summer. The town of New Hartford also paves the roads and repairs them as needed.

Q. Where do my children get the school bus?
A. Because Applewood has town roads, the Clinton school bus picks your children up at select home sites. Applewood is in the Clinton School District.

Q. Does Applewood have a recreational area?
A. Yes. Applewood has a community club house available to all residents as well as many common grounds available for scenic walks and hikes.

Q. Where do I get my mail?
A. Mail is delivered to each home. A mailbox is provided in front of your home.

Q. What about security?
A. Applewood is patrolled by the town of New Hartford Police Department. New York State Police and Oneida County Sheriff plus Applewood has its own lighting district.

Q. Who maintains the property I lease?
A. The homeowner is responsible for the property/lot maintenance. Applewood does offer maintenance contracts for lawn mowing and driveway plowing.

Q. What about utilities (water, sewer, gas/electric, phone, cable television)?
A. You, the home owner, pay the utilities. The average for a single section home is: Gas/electric approximately $150 per month. Water/sewer is approximately $30 per month. For a double wide: Gas/electric $150 per month, water/sewer $30.

Q. Do you have demographics on the population of Applewood?
A. Yes. The demographics are as follows: 20% blue collar, 32% professional, 48% retirees, 26% young families, 52% married couples, and 22% single adults.

Q. Are pets allowed in The Applewood Community?
A. No.  Unless an exception is granted for a pet that is less than 30 pounds and the homeowner agrees to the pet rider.  No extra charge.

Q. Do you keep listings of the homes available in your community?
A. The Applewood Community offers both new and pre-owned homes for sale at any given time, however, this inventory is constantly changing and the pricing varies. Because of the constant changes made to our homes every year (i.e. some items found in our homes were once options, and are now standard) it is important for you to determine what type of home will suit your lifestyle best – single wide vs double wide, two vs. three bedrooms. Would you like an eat-in kitchen or a dining room?
